There are many ways to become a Finder of property. What most Finder’s want is a program that is an easy start-up, zero to low cost, and results oriented. Our Finders consist of friends that we know, most doing their finding part-time. Some of our Finders hold a real estate license and are at many different companies. Helping others can bring great satisfaction and create periodic income for your family needs. We appreciate you and your efforts.

The easiest systems to get started finding property and serving families are the Devastated Door programs. Behind some of these doors are often people in need that may be having challenges making decisions and unsure of their options.

The more sophisticated programs such as working with Probate Attorneys, Divorce Attorneys, Retirement Home Directors have a slower start up but provide a constant flow of introductions to families in need.

IS A LICENSE REQUIRED?

A real estate license is not required unless the family chooses to “list the property for sale with a real estate agent.” Thus if you hold a license in this program we understand your desire to help the seller by your firm listing the property. In some instances we co-list a property or we introduce you as our preferred listing partner in that geographical area.

HOW DO I GET TRAINED?

Our Fox Financial video library will equip you as a Finder. Additionally, we have an open hotline to answer your questions, and scheduled video conferences to enhance your ability to find families that may be in need of our programs. We equip both the non-licensed person and the licensed agent as their approaches are slightly different.

COMPENSATION FOR YOUR EFFORTS

If the seller / owner of the property enters our program it is our objective to help them in the following ways. 
  • Coordinate the payment of their credit cards to wipe out that debt
  • Identify and secure their next dwelling
  • Helped them move their furniture
  • Help set up their utilities

In another case a seller was devastated by a flood destroying his home. The prior year he lost his spouse. Emotionally he just wanted out. The owner was given several options. One was to list the property for him, to rehab with and pay the carrying costs per month and use our funds to rehab it, or just acquire it in its present condition. He opted to just walk away. It was too painful for him to prolong his ownership. The hairdresser that brought that property to us was on the Finder team. If you had found that property you would have earned about $5,000.

As we have stated, “There is a story behind every door.” Sometimes we are introduced to a family in need of a solution. Other times we have to enter the market and put the word out about our program. This is where we need your help.

HOW DO YOU IDENTIFY AND REACH OUT TO THEM?

As mentioned, this is an easy start up. Imagine you and a friend drive to an area and begin looking for properties that are “in less than perfect condition.” In just one weekend you can drive by, write down the addresses, and have identified a starting list of 100 doors. The next day you will send out a heartfelt letter asking if they would consider selling their property. Through your efforts there is a high probability that the owner will respond.

  • Grass is often way overgrown (the may be receiving citations from the city)
  • Children’s toys could be scattered in the front and backyard
  • Multiple vehicles in the driveway or yard (a car with many flat tires)
  • Window blinds are bent
  • Trash piling up on the side of the house
  • A worn out beat up front door
  • Clearly there is some type of story behind this front door.

For Sale By Owner

Probably 90% of the For Sale By Owners are not in distress. About 10% are a fit for the program. When we meet these owners, the majority have either inherited the property and do not know what to do with it and a house full of belongings, or it is often a party that is going through a life crisis such as a divorce, or financial stress.

HOW DO YOU IDENTIFY AND REACH OUT TO THEM?

Again it is a relatively easy to start up program. The owner has listed their property for sale on Zillow making it very easy to find them. Prior to 2018 or so Zillow was an effective method to promote a property By Owner, however Zillow has now separated the By Owner listings from the agent MLS listings, making it very difficult for the By Owner to promote their property. Most buyers do not know there is a separate portal for By Owner property.

As mentioned, this is an easy start up. We love the By Owner because we have instant access as they are actually “on the market right now.” Our objective in the By Owner program is to acquire the property for rental, AIRBNB, or possibly to rehab it.

Dilapidated Doors PROGRAM

The Estate Sales

Have you ever been to an Estate Sale, a garage sale, or a yard sale? Some of these events have similar charateristics of the Devastated Door program with owners in crisis mode. This will certainly lead to investment buy opportunities as well as possible listings. This is an advanced Fox Financial program for both the licensed and non-licenesed. This opportunity and training is if a participant is currently involved in a Devastated Doors program.

Distressed Doors PROGRAM

The Divorce

Divorce attorney are often carrying 20-30 case files. It is truly unfortunate in our country that 50% of marraiges end in divorce. There will often be contention involved if there is a property to be sold. This will certainly lead to investment buy opportunities as well as possible listings. This is an advanced Fox Financial program for both the licensed and non-licenesed. This opportunity and training is if a participant is currently involved in a Devastated Doors program.

Abandoned Doors Program

Probate Attorneys

Few people could say that they know a Probate Attorney. While it can be a long drawn out process, it is an excellent source to obtain property. This will certainly lead to investment buy opportunities as well as possible listings. This is an advanced Fox Financial program for both the licensed and non-licenesed. This opportunity and training is if a participant is currently involved in a Devastated Doors program.

Retirement Home Directors

When a senior moves to a retirment home, they are often moving into 800 square footage from a home that may have been 2-3 times larger. When a person is in transition there is often a sense of urgency to obtain the space available at the retirement home. This will certainly lead to investment buy opportunities as well as possible listings. This is an advanced Fox Financial program for both the licensed and non-licenesed. This opportunity and training is if a participant is currently involved in a Devastated Doors program.
