Training for the Mailer

The Vision.

The beginner level of our Devastated Doors program is to get you set up with your first 100 doors. You can exceed 100 doors but we hope that is your minimum. Our mission is “Serve People Traveling Through Storms.” We help people move through difficult times and we need your help identifying those homeowners. ⚠️ You must make a COPY of the ADDRESS TRACKER. Log into your Gmail/Google account and click the address tracker button. Once you are at the google sheet. go to FILE > Make a copy. This will create your OWN version of the document for you to use. ⚠️

Who can be a finder?

Truly anyone can do this. It is an entry level program. This does not require a real estate license. Here is a brief list of suggestions if you have friends that would like to earn extra funds this year.

Where to begin?

WHERE DO YOU FIND YOUR FIRST 100 DOORS?
Where in your city are you more likely to find properties that look a bit disheveled? In this first exercise, think about your own zip code. Is there any particular part of town that may have older properties? Are there another 2-3 towns nearby that will fit this criteria?

HOW LONG WILL IT TAKE TO GET YOUR FIRST 100 DOORS?
If you do your driving with a buddy it will go much faster. One person drives and the other person writes down the address and possibly some comments. Often it can be accomplished in just 1-2 days. Perhaps a few hours to build your first 100.

ARE THERE SOME PROPERTIES TO ELIMINATE?
If the property is listed with a real estate company.

WHAT IS THE LOOK OF THE PROPERTY?
On occasion you could drive by a property and never know the interior is in shambles. We have acquired properties that looked average on the exterior but the interior was extremely rough. Property with tall grass in the front yard, perhaps a vehicle in the driveway with flat tires, window blinds that are bent, toys scattered in the yard.

DO I KEY THE ADDRESSES ONTO A NOTEPAD?
Ideally, with access to GOOGLE WORD you can download our form that will allow you to immediately key in the street name and house number. Or if you want you can print our form, write each address down and then when you return home key in the addresses. We will send provide this for you.

HOW DO I KNOW IF THE PROPERTY IS TENANT OCCUPIED?
There is really no way of knowing just by doing a drive by. If the property is a rental it is pretty easy to make this discovery. Every city has an online free service where you can verify if the property is a rental. In your search bar on your computer, just key in “city property tax” and it will most likely produce your city’s tax role. An example would be 1244 Wilson Ave. You check online and confirm “the tax bill column each year” is sent to another address. That’s it!

WHY DO I WANT TO VERIFY THE ADDRESS?
We have a simple letter for you to mail. Ideally all of your addresses are for the owner, not for the tenant. We will provide letter for you in a pdf. You will just use your printer.

HOW DO I KNOW IF THE PROPERTY OWNER LIVES THERE?
You can Google your county property appraiser website. Search the property address. When you find it, they should have displayed the property address and the mailing address. If the mailing address is not the same as the property address than the property owner is likely out of state and we will want to send a letter to their home address instead of the property address. Make sure the letter addresses the fact that you are inquiring about the distressed property.

THE MAILING PROGRAM

WHAT DAY OF THE MONTH SHOULD I DO MY MAILING?
Mail between the 10th to the 15th of the month is generally not seen as monthly bills. Do it with a friend. Make it an enjoyable time and it will go by quickly.

DO I MAIL THE PRE WRITTEN LETTER JUST ONE TIME?
If you have a garden in your backyard, would you water it just one time? Think of this program like a garden in your yard that grows money. If you mail the letter about every 30 days it will be far more effective.

DO I SEND A DIFFERENT LETTER EACH TIME?
Nope. It is called “spaced repetition.” It will almost always be the same letter.

DO I PRINT THE LETTER IN COLOR?
It will be more effective if you have a color printer. But black and white is ok.

WHO WRITES THE LETTER?
We will write the letter. All you have to do is print it. Fold it. Stuff it in the envelope. Stick a holiday stamp on it. Mail it.

DO I USE LABELS FOR THEIR NAMES?
Handwritten addresses vs labels is no contest. Handwritten notes give people hope. Labels feel like junk mail.

DO I PUT MY RETURN ADDRESS ON THE ENVELOPE?
You can. But there is no need.

WHAT TYPE OF PAPER?
You can use what you currently have. We do recommend you use at least what is called 60 pound. The higher the ‘pound’ the better the quality.

WHY A HOLIDAY STAMP?
If you use a holiday stamp it will clearly “not look like a bill.”

WHAT SIZE ENVELOPE?
Marketing companies have proven the smaller the envelope the better. This means after you print the letter you will need to fold it sometimes 2-3 times.

WHAT COLOR ENVELOPE?
Ideally a solid color. Yellow, red, green, purple, orange are good colors.

WHAT IS MY SPECIAL CODE?
At the bottom of each letter you print is a line for you to write your code. This way we can verify who found the lead. During our conversation with the homeowner we will ask for the code on the letter they received.

WHAT IS MY CODE?
It is a combination of your initials and the last 4 digits of your cell phone.

Becoming an Investor

WILL I LEARN HOW TO DO PROPERTY INVESTING?
Yes, this is an entry level opportunity. From our website you can see there are many components of property investing. There is FINDING, FUNDING and FIXING. Our focus in the beginning is to equip you in the FINDER role.

Yes we have live training each month as we get feedback and celebrate successes.
